Statement of Owner:
The landlord claims to be owner of the property and have the free and full enjoyment available during the period specified in the lease contract.
Lessor produce on request of the tenant a receipt EDF, a notice of estate tax or any other official document.

Refundable Security Deposit
A refundable security deposit of 100 euros is required (this will be returned within 30 days of the end of the rental period).
By credit card: please send me the card number, expiry date (minimum the month after the hiring) and CVC (3 digits on the back of your card)
Booking Conditions
the booking will be confirmed when the payment of the rental fee and the security deposit are paid into the landlord's bank account or PayPal
Cancellation:
If the booking is cancelled more than one month in advance the deposit will be kept for compensation.
If the booking is cancelled less than a month in advance the whole amount (less charges) will be kept for compensation.
However, if the studio is rented, the lessor reimburse the lessee fails to concurrency of the new rent deducted from 50 euros
for administrative costs.

You put the money from the rental of linen on the table when you leave the studio.
Cleaning:
The cleaning charge covers the cost of cleaning the rooms. Before vacating the studio the washing-up must be done, the dishwasher emptied, the bin emptied and the studio left tidy.
Damage:
In case of normal wear or failure of electrical appliances, the service is at owner's expense.
The tenants must undertake to prevent any damage to the property during his stay, either to the accommodation or its contents. Should damage occur the landlord will send the tenant an independent estimate of the cost of repair. This sum will be taken from the security deposit.
Various:
Our studios are "Non-smoking".If after your departure we discover that someone has been smoking in the studio, the security deposit will be kept as compensation.
Bookings:
the booking will be considered firm when the tenant has returned the signed contract to the landlord and paid
a 30% deposit. This must be done within 7days of the contract been sent out.
Taxes:
0.75 euros per person per day
Etat de lieux:
The inventory is done by our cleaning lady before your arrival. If you have any comments about anything unusual, please let me know by email or telephone no later than the evening of your arrival.
Insurance:
The tenant attests to be covered by third party liability insurance covering his own responsibilty and those of other persons staying in the studio
Penanilties:
Our studio is "No smoking." After your departure, if we find that we smoked in the studio, the deposit will be kept as compensation.
Dishes not: 10 euros
Dishwasher not emptied: 10 euros
Trash not emptied: 10 euros
Studio disorder: 10 euros
Stains on the comforter: 20 euros
Penalties are deducted from the deposit.
Internet:
Before you arrive you will receive a username and password to connect to the wifi network of the apartment.
When you connect to the WiFi network, you will be automatically redirected to an authentication portal. If you do not agree or do not enter the information needed to authenticate, you will be automatically blocked by our infrastructure.
Once you are logged in, you access the Internet and all its actions are recorded and stored for the statutory period of one year (Law of 24 March 2006 on data retention of electronic communications).
In case of non compliance with this law, you will be transmited to contact Commission for the Protection of Human Hadopi.
What does this law:
Computers pirates identified by the companies that represent the interests of authors and cultural industries are reported to Internet Piracy, which triggers a tracking device up to a trial in correctional infringement and may run, theoretically up to 300,000 euro fine and three years in prison.
